House Comparison Checklist - It helps!

Walking through a potential new home can be so exciting that it is easy to forget some of the details. Was there a single or double sink? Was there a bathroom on the main floor? Is the deck covered or exposed? Once you have narrowed your search to a few possibilities and are busy previewing the listings a second time, it can be extremely helpful to take a checklist with you. When it comes time to review the options you will be happy you did!

Home owners should interview a few potential REALTORS® before deciding on one to sell their home. Here are some smart questions to ask:  

1. How long have you been in the business?    

A freshly-licensed REALTOR® can do a wonderful job and will have up-to-date training; those in the business longer bring more practical experience to the table.  

2. What is your average list-to-sales-price ratio?    

A competent listing REALTOR® should hold a track record for negotiating sales prices that are very close to list prices.

Benchmark price is the estimated sales price of a typical property within a select market...and is on the rise throughout Greater Vancouver. In West Vancouver, benchmarks for detached houses are up 10.7% and 4% for apartments over the last year.  North Vancouver’s numbers show a 14% rise in detached sales, 10.9% for apartments, and 14.9% for attached townhouses since March of 2007.  Median selling prices for detached homes in North Vancouver was $912,000 in March of 2008, and $1,620,000 in West Vancouver.

Hang it all and Save the Wall!!  

I have recently been introduced to a fabulous product by 3M.  They have a wide range of products for hanging pictures, posters, towels, and artwork that will not leave any markings on the walls!  The 3M Command adhesive strips work by essentially sticking the hanging mechanism to the wall, with an easy to remove pull-tab to detach it when you would like a change.  No nail holes, no damage.  Available at Home Depot.

First Time Home Buyers  

Great news for you first time home buyers!  The government has recently amended the qualifications for exemption on the Property Transfer Tax (PTT - 1% on the first $100,000 and 2% on the remainder).  Purchasers of their first home and primary residence could previously qualify for  a full PTT exemption only if their property value was under $375,000, however now the limit has been increased to $425,000, with a partial exemption available for people purchasing in the range of $425,000-$450,000.  On a property worth $425,000, this is a savings of $6,500.  Previously first time home buyers were

Detaching Emotions

When you are preparing to move and have made the decision to put your house on the market, it is important to start detaching your emotions from that house. In selling property, it can help encourage a faster sale if you can allow potential purchasers to think of it as their home, not yours. One small start is to begin calling your asset a “house” rather than a “home.”  Do whatever you can to remove your emotional connection from the house so that you can think clearly through any situations that arise.  The more clearly you can view your asset as a valuable commodity rather than an emotional one,
